Management and Construction

When syndicating real estate investments, rental property management and construction are specialties that require skilled professionals to be successful.

Property management has emerged as a managerial science.  Today, property managers must have at their finger tips the knowledge, communication skills, and technical expertise needed to be dynamic decision makers.  They must also be versatile, since they may be called upon to act as market analysts, advertising executives, salespeople, accountants, diplomats or even maintenance engineers.  Interpersonal skills are needed to deal effectively with owners, partners, tenants, employees, vendors, contractors and other in the real estate business.

Hiring contractors for a maintenance or construction project can be a real challenge to your patience and pocket book if you don't have the proper systems and legal agreements in place. The biggest problems with contractors are they typically go over budget, aren't properly qualified for a specific type of project, and they take too long to finish the job.

Properly executing a strategic business plan using management and construction best practice principles will increase your success as a syndicator. Here's a sample of what you will learn:

  • How to use little-known marketing and advertising techniques so your property stays full
  • How to find a qualified contractor to get the job done on budget and on time
  • How to create and implement an action plan
  • How to budget for renovation projects
  • How to protect yourself when hiring their party contractors
